Development plot presently comprising 15 brick-built garages with flat roofs surrounding a central court with lapsed planning permission for 3 properties.
Turner Road is situated within the Humberstone area of Leicester which is approximately 2 miles east from the City Centre and is accessed via the A47 Uppingham Road.
The subject property comprises a corner plot on the corner of Turner Road and Hallaton Road which is one of the more favoured residential locations in this area.
Presently comprising 15 brick-built garages with flat roofs surrounding a central court, the properties are in poor condition having been the subject of a Dangerous Building Notice served by the Local Authority.
The site is almost square having a depth of 21.5 metres and a width of 19.3 metres and extends to approximately 401m² (4,320 sq ft) in area.
It is level and the corner position makes access for development relatively straightforward. We do not believe that there are any services connected to the site.
Planning was obtained from Leicester City Council under Application 20160876 for the demolition of the garages and erection of 3 dwellings on 6th July 2016 although this will now have elapsed by effluxion of time.
Given that planning approval has previously been granted and that the development would be in alignment with the current planning policies we anticipate that a novated application would stand a very good chance of approval albeit that construction would need to meet current Building Regulations.
